HOME / GROUND-UP CONSTRUCTION

Ground-up construction for 1–4 unit residential, nationwide.

Single-family, 2–4 units, infill, multi-lot takedowns, spec and custom. From the land through the final line item, with draws funded in 48 hours.

PROGRAM TERMS

From the lot to the finished home.

Construction financing built around the budget, the GC and the supported as-complete value. Maximum leverage depends on the file; the term sheet sets the project’s terms.

Building on several lots? Bring the takedown plan and a budget that separates the work on each lot.

LUXURY AND SPEC BUILDS

High-end homes. A clearly costed build.

Custom coastal home with a metal roof and illuminated screened porch

High-end custom and spec homes are part of this residential program. Larger budgets are reviewed against the plans, specifications and as-complete value — not a separate luxury leverage promise.

  • As-complete valuation support. Plans, finish specifications and relevant comparable sales support the finished value. The budget and appraisal need to describe the same home.
  • A GC who can deliver the scope. Bring the GC agreement, license, insurance, itemized bids and schedule, with plans and permit status aligned to the build.
  • The same 48-hour draw mechanics. Photos and invoices document completed line items. Larger budgets still follow the approved schedule and evidence of work.
  • Spec or custom. Include the intended sale or hold plan, and an executed buyer contract if the home is pre-sold.
DRAWS

48-hour draws, tied to the work.

  1. Submit from the site. Photos and invoices from your phone.
  2. Review against the budget. Standard line items are reviewed remotely, with inspection evidence supporting completed work.
  3. Fund in 48 hours. Draw funding follows review of the completed line item.
  4. Advance the schedule. The next milestone opens without a new loan application.
EXIT PATHS

Know what follows completion.

  • Sell the home. Spec and pre-sold projects exit through the completed sale.
  • Hold as a rental. DSCR financing is an exit for a finished property that qualifies on its rent and value.
  • Build again. Discuss the next lot or multi-lot takedown against a documented budget.

COMMON QUESTIONS

Before the first draw.

How do LTC and LTV size a construction loan?

Loan-to-cost measures the loan against the project cost; loan-to-value measures it against the appraised value. Cost basis sizes the loan and as-complete value caps it. The program terms are up to 90% LTC and 70% ARV; the final term sheet reflects the project and the supported valuation.

How do draws and inspections work?

Submit photos and invoices from the site through the app. Standard line items are reviewed remotely; inspection evidence must support the completed work against the approved budget. Draws are funded in 48 hours and the schedule advances to the next milestone.

Can land equity count toward the project?

Bring the land acquisition cost, ownership or contract documents and any existing debt. The desk reviews the documented land basis and supported value when sizing your contribution; land equity is assessed on the file, not assumed from an asking price.

Do you consider spec builds as well as pre-sold and custom homes?

Yes. Single-family and 2–4 unit residential projects include infill, multi-lot takedowns, spec and custom builds. Bring the sales or hold plan; for a pre-sold home, include the executed contract and any related construction obligations.

What do you need from the general contractor?

A licensed GC, contractor license and insurance, an executed GC agreement and an itemized budget. Plans, permits and the construction schedule should describe the same scope so underwriting and the draw plan stay aligned.

Can I refinance the completed property into DSCR?

A DSCR refinance is an exit for a completed rental property that meets the rental program requirements. Identify the hold plan early and provide the finished-property rent evidence and supported value. Construction approval does not guarantee the refinance.

How are luxury homes valued as complete?

The appraisal must support the as-complete value against the plans, specifications and relevant comparable sales. High-end finishes and larger budgets need a clear itemized scope and GC support; a larger budget alone does not establish value. Luxury builds use the same construction terms and 48-hour draws, not a separate assumed leverage tier.

What is the construction-loan timeline?

The loan structure is interest-only for 12–24 months. The project schedule, plans, permit status, GC documents and valuation determine the path to closing and each draw. Bring a costed entitlement path if approvals are still pending; closing timing is file-specific.
