Silt Capital LLC makes loans solely for business, commercial, or investment purposes, secured by non-owner-occupied real property. We do not make consumer loans, and we do not finance a primary residence or a second home.
- Every loan must be for a business or investment purpose, and the proceeds may not be used for personal, family, or household purposes.
- The subject property must be non-owner-occupied. It may not be occupied as a residence by the borrower, a guarantor, or an immediate family member of either.
- The borrower and each guarantor certify the business purpose of the loan and the occupancy status of the property both at application and again at closing, and we may verify those certifications at any time.
- Misrepresenting the occupancy or the purpose of a loan is loan fraud. It can void the loan, accelerate the balance, and expose the borrower to civil and criminal liability under federal and state law.
Not a commitment to lend
Nothing on this website — including program pages, guideline summaries, the guidelines PDF, rate tables, rate forecasts, calculator output, quotes, or a submitted application — is an offer, commitment, or obligation to lend, or an agreement on any specific terms. Rates, points, leverage, fees, and program parameters are illustrative, vary by borrower, property, and market, and change without notice. Every loan is subject to a complete application, underwriting, valuation, title and insurance review, entity and background diligence, credit approval, final documentation, and available capital. Only a signed term sheet and executed loan documents create binding obligations.
Equal credit opportunity
Silt Capital evaluates every application on objective credit and collateral factors — including debt service coverage ratio, loan-to-value and loan-to-cost, credit score, liquidity and reserves, borrower experience, property type, and market — without regard to race, color, religion, national origin, sex, marital status, age (provided the applicant has the capacity to contract), or the fact that all or part of an applicant’s income derives from a public assistance program, or because an applicant has in good faith exercised any right under the Consumer Credit Protection Act. We support fair lending and equal housing opportunity principles across our business-purpose lending.
State and property availability
Loan availability varies by state, property type, transaction structure, and loan size. Certain programs are not available in all states, and some property types are excluded in markets where we otherwise lend. Availability described on this site is general and may change. Nothing here is an offer to lend in any jurisdiction where such an offer would require a license or registration we do not hold, or would otherwise be unlawful.
Wire fraud warning
Wire fraud in real estate closings is common and the losses are usually unrecoverable. Never rely on wire instructions received by email, text, or a document attachment — including instructions that appear to come from Silt Capital, your broker, title, escrow, or an attorney. Before sending any funds, call the intended recipient at a phone number you already know to be genuine, obtained independently and not from the message, and verbally confirm the account name, routing number, and account number. Treat any last-minute change to wire instructions as fraudulent until you have verified it by voice. Silt Capital will never send you a change of wire instructions by email alone.
Electronic communications and E-SIGN consent
By using this site and doing business with us, you consent to receive disclosures, notices, term sheets, agreements, and other records electronically, and to sign documents electronically where we make that available. Electronic signatures and records have the same legal effect as handwritten signatures and paper records under the federal E-SIGN Act and applicable state law.
