Who we are and what this covers
Silt Capital LLC (“Silt Capital,” “we,” “us”) is a private lender making business-purpose loans secured by non-owner-occupied investment real estate. This policy explains what information we collect through siltcapital.com and our lending process, how we use and share it, how long we keep it, and the choices available to you. It applies to our website, application and quote forms, upload links, broker and borrower portals, and our email correspondence with you.
Because we lend only for business and investment purposes, most of the information we handle is commercial rather than consumer information. Where an individual guarantor’s personal information is involved, we treat it with the protections described below.
Information we collect
Information you give us directly.
- Contact and inquiry details from our quick-quote, guideline download, newsletter, contact, and careers forms — typically name, company, email, phone, and anything you write in a message field.
- Loan application information — borrowing entity and its principals, applicant role, subject property address, type, units and status, purchase price or current value, rents, taxes, insurance, HOA, payoff, rehab budget and spend, ARV, construction scope and timeline, exit plan, estimated credit score, investor experience, requested amount, target leverage and close date.
- Broker registration information — company and licensing details including NMLS identifiers, states covered, volume and program focus, W-9 status, signature, and payment instructions such as bank name and account and routing numbers.
- Careers applications — resume, work history links, location, and work-mode preference.
- Documents you or your broker upload to a file — leases, insurance binders, bank statements, entity documents, tax records, appraisals, title work, payoff statements, and identity documents.
- Correspondence with our desk by email, phone, or text, including messages you send to a per-file ingest address and any attachments to them.
Information we collect automatically. When you visit the Site we log basic technical information such as pages requested, referring page, approximate location derived from IP address, timestamps, and general device and browser information. We use strictly necessary cookies and similar technologies to keep sessions signed in, secure forms, and keep the Site functioning, plus limited analytics to understand aggregate usage. We do not use advertising cookies or sell information collected through cookies. You can block or delete cookies in your browser, though portals and forms may stop working.
Information from others. We may receive information about you from your broker or authorized representative, from co-borrowers and guarantors, from title, escrow, insurance, and appraisal providers, from credit and background reporting agencies where applicable, and from public records.
We do not knowingly collect information from children, and this Site is not directed to consumers seeking personal, family, or household credit.
How we use information
- To evaluate, price, underwrite, document, close, fund, sell, and service business-purpose loan requests.
- To respond to inquiries, issue quotes and term sheets, and request and track the documents a file requires.
- To read, classify, and file inbound email and uploaded documents against the correct loan file, and to summarize their contents for our processing team.
- To communicate with you and your authorized parties — brokers, title, insurance, appraisers, and closing counsel — about a specific transaction.
- To send guides, rate updates, and related communications you requested, which you can stop at any time.
- To evaluate candidates who apply through our careers pages.
- To operate, secure, monitor, and improve our platform, and to detect and prevent fraud.
- To comply with applicable law, including anti-fraud, anti-money-laundering, sanctions screening, tax, and recordkeeping obligations, and to establish or defend legal claims.
Automated processing and AI vendors
We use automated tools, including third-party AI services, to classify inbound email, match it to the right loan file, read and summarize uploaded documents, and extract figures such as rates, loan amounts, and dates so our team does not have to re-key them. Document and message content may be transmitted to these vendors for processing under agreements that prohibit them from using it to train their models or for their own purposes. These tools assist our staff; credit decisions are made by people, not by an automated system acting alone.
We do not sell your information
Silt Capital does not sell, rent, or trade personal information, and we do not share it with third parties for their own marketing or advertising purposes.
Who we share information with
We share information only as needed to do the work:
- Service providers acting on our behalf — cloud hosting, database and document storage, email delivery, AI document and message processing, e-signature, analytics, and IT security vendors.
- Transaction parties — the broker or authorized representative associated with your file, title and escrow, insurance agents, appraisers and valuation vendors, and closing counsel.
- Capital partners, servicers, and counterparties involved in funding, table-funding, servicing, or acquiring a loan, and their diligence advisors.
- Professional advisors — our attorneys, auditors, and accountants.
- Authorities and others where required by law, subpoena, court order, or regulator, or where we believe disclosure is necessary to protect our rights, enforce our agreements, or prevent fraud or harm.
- A successor in connection with a merger, financing, reorganization, or sale of all or part of our business.
Our service providers are engaged under agreements that limit their use of information to the services they provide to us.
Retention
We keep application, loan, document, and communication records for as long as needed to operate the relationship and to satisfy legal, tax, audit, and recordkeeping requirements — generally for the life of a loan plus the period required by applicable law, which is commonly several years after payoff. Files that do not proceed to closing, inquiry and marketing records, and careers applications are retained only as long as reasonably useful for that purpose or as required by law, and are then deleted or de-identified.
Security
Documents and file data are stored in access-controlled systems with role-based permissions, encryption in transit, and audit logging. Uploaded documents are served only through short-lived, permissioned links, and borrower upload links expire and can be revoked. Access is limited to staff and providers who need it. No method of transmission or storage is completely secure, so please do not send sensitive information such as account numbers or identity documents by unsecured email when a secure upload link is available.

Your choices and requests
You may unsubscribe from non-transactional emails using the link in those messages, reply STOP to text messages, and ask us to access, correct, or delete information we hold about you. Depending on where you live, you may have additional rights under state privacy law, including the right to know what we collect and to request correction or deletion; we do not sell or share personal information for cross-context behavioral advertising, and we will not discriminate against you for exercising a privacy right. Deletion requests are honored except where we must retain records for legal, regulatory, or legitimate business reasons — for example, records tied to a funded loan. We may need to verify your identity before acting on a request. Send requests to lior@siltcapital.com and we will respond within the time required by applicable law.

This Site links to third-party sites and tools we do not control. Their privacy practices are governed by their own policies, not this one.
Changes to this policy
We may update this policy from time to time. The version posted on this page, with its stated effective date, is the current policy. Material changes will be reflected by a new effective date here.
