Home Equity Lines of Credit for Real Estate Investors
A HELOC lets you borrow against the equity in a property you already own without refinancing the first mortgage underneath it — useful when that first loan carries a rate you want to keep. In this program, lines run from $15,000 to $750,000 on investment properties, second homes and primary residences, with combined loan-to-value varying by eligibility, with the full line funded at closing and repaid principal available to redraw. Funding is available in as few as five business days with an online notary, and you can see an offer with a soft credit check.

PROGRAM FACTS AS OF OCTOBER 2026 — not a quote, an offer or a commitment to lend. Rates, terms and eligibility are set by the lender and change.
How does a fixed-rate, full-draw HELOC work?
A traditional HELOC is a revolving line: you draw what you need, pay interest on the balance, and the rate floats with prime. This program is built differently. The whole line — less the origination fee — is advanced on day one at a fixed rate, and you start repaying principal and interest over the term you choose. As you pay principal down, that amount becomes available to draw again during the draw period, which the lender sets at two to five years depending on term; each redraw is priced on the date you take it, off prime plus a fixed margin, so a later draw can cost more than the first. In practice it behaves like a fixed-rate home-equity loan with a redraw feature, not like a credit card secured by the house. That matters for planning: you pay interest on the full amount from the start, so size the line to a use you already have rather than drawing a cushion you will carry at full cost.
HELOC or cash-out refinance — which suits an investor?
A cash-out refinance replaces the existing first mortgage with a larger one; a HELOC sits behind it as a second lien. When the first loan carries a rate well below today's market, the cash-out reprices that entire balance at the new rate, and the HELOC reprices only the new money. When the first loan's rate is near market, or the property has no mortgage at all, a cash-out DSCR refinance is often cheaper per dollar, is underwritten on the property's rent rather than your personal income, can close in an LLC, and runs 30 years. The honest comparison is blended cost: the monthly payment on the old first plus the HELOC, against the payment on one new loan for the combined amount, over the period you actually expect to hold. The HELOC calculator shows illustrative equity; compare payments and fees using actual offers.
Can I use a HELOC to buy or BRRRR a rental?
Yes — equity in one property is a common source of the down payment, or the whole price, on the next. Because the line funds in full at closing, you hold cash in hand that lets you write a non-contingent offer and close quickly. The discipline is in the exit. If the line pays for a distressed purchase and its rehab, the plan should name the refinance that repays it: a DSCR cash-out on the finished rental, sized on appraised value once the property is seasoned, retiring the line and restoring the equity in your first property. If the new property's rent will not support a permanent loan large enough to repay the line, you have converted equity into a second payment on a house you live in or already rent — run that maths before you draw.
Is a HELOC on an investment property different from one on my home?
Yes, in eligibility, pricing and purpose. This program supports investment properties and second homes as well as primary residences, but publishes a higher minimum credit score for investment property (680, against 640 in most states), and pricing, maximum line and combined LTV all depend on occupancy. An investment-property line is usually used for business purposes — funding the next acquisition or a renovation — while a line on your primary residence is consumer credit, with the consumer protections, disclosures and rescission rights that come with it. Two practical points catch investors out: the property must be owned by individuals or a revocable trust, not an LLC, and the lender verifies personal income, not business income. A rental held in an LLC needs a different route, such as a DSCR cash-out.
What does the lender check?
Four things. Equity: value comes from an automated valuation model on lines under $400,000 and an appraisal above that, and the line is the combined-LTV ceiling minus every existing lien. Credit: a soft pull shows an offer; confirm application credit authorization and final income eligibility with the lender. Income: the lender verifies stated income by connecting personal bank accounts, pay stubs or tax returns, and does not count business income or business accounts. Title and property: the owners must appear on county records, the lender determines acceptable title and property condition, and hazard insurance is required, with flood insurance in zones A and V.
How long does it take from application to funding?
Funding is available in as few as five business days, and the conditions on that claim matter. It assumes the line is under $400,000, so no appraisal is needed; that the county records electronic signatures, so the closing can run on a remote online notary; and that there is no state waiting period. Lines above $400,000, counties that require an in-person closing, and primary-residence loans with a rescission period take longer. The application itself takes minutes, a soft-pull offer comes back immediately, and identity and income verification must be completed within 14 days. Plan on one to three weeks for an investment line and do not schedule a purchase deposit against the five-day best case.
When is a HELOC the wrong tool?
When the new payment depends on income you do not yet have. Borrowing against a primary residence to fund speculative investing puts your home behind the deal; if the rental sits vacant or the flip runs long, the HELOC payment is still due. It is also the wrong tool when your first mortgage rate is close to market — compare actual cash-out and HELOC offers rather than assuming either is cheaper; when the property is held in an LLC; when you need more than the $750,000 maximum or more than your eligible combined leverage; and when the origination fee, which can reach 4.99% of the initial draw, would swallow the benefit on a small or short-held line. Treat a fully drawn line as debt you will repay on schedule, not as a reserve.
Worked example — a $600,000 rental with a $300,000 first mortgage
| Rental value | $600,000 |
|---|---|
| First mortgage balance | $300,000 |
| Illustrative 85% combined-LTV allowance | $510,000 |
| Potential line (illustrative allowance − first) | $210,000 |
| Valuation | Automated valuation (under $400,000) |
| Origination fee at the 4.99% maximum | $10,479 |
| Origination fee at 0% | $0 |
ILLUSTRATIVE. The 85% combined LTV is an assumption, not a confirmed cap. Actual line, terms and fees vary. Enter your own numbers in the HELOC calculator.
WHAT YOU'LL NEED
- Government ID — confirm the lender’s identity requirements for every owner on title.
- Mortgage statement — the current balance on every lien against the property.
- Income verification — personal bank accounts connected, or pay stubs and tax returns.
- Proof of ownership — your name, or your revocable trust, on county records.
- Hazard insurance — the current declarations page; flood cover in zones A and V.
- Lease or rent roll — on an investment property, so the use of the line is documented.
FREQUENT QUESTIONS
- When does a HELOC fit an investor’s plan?
- When existing income can support the new payment and there is a clear use and repayment source. Compare a line with a DSCR refinance before choosing.
- Can I get a HELOC on a rental property?
- Yes. This program supports investment properties and second homes as well as primary residences, with a published minimum credit score of 680 on investment property. The property must be owned individually or in a revocable trust.
- How much can I borrow?
- Combined LTV varies; an illustrative 85% allowance less existing liens estimates potential room, within the program’s $15,000–$750,000 range. Your actual maximum depends on value, liens, credit and verified income.
- Is the rate fixed?
- The initial draw is fixed; variable is available in some states. Each redraw of repaid principal is priced on the day you take it and can be higher than the first.
- Does checking my rate affect my credit?
- Seeing an offer uses a soft credit pull. Confirm the lender’s credit authorization before submitting an application.
- Do I need an appraisal?
- Not on lines under $400,000, where an automated valuation is used. Lines above $400,000 require an appraisal.
- What does it cost?
- The lender charges an origination fee of 0% to 4.99% of the initial draw, plus third-party costs such as recording fees and taxes that vary by county and state.
- Can my LLC take out the HELOC?
- No. This program is available to individuals and revocable trusts on title. A rental held in an LLC is usually better served by a DSCR cash-out refinance, which Silt Capital does write.

HELOC ANSWERS
- HELOC or cash-out refinance: which is cheaper for an investor?
Blended cost decides it: a HELOC reprices only the new money, a cash-out reprices the whole balance. How to run the comparison on a rental.

A single origination fee of 0% to 4.99% plus third-party recording and taxes. How the cost of a HELOC is structured and what stays in your pocket.
- Can you get a HELOC on a second home or vacation property?
Yes. Using equity in a vacation home to fund your next investment. How occupancy affects your rate, leverage, and eligibility.
- Can I get a HELOC on a rental property?
Yes, home equity lines are available on eligible rental properties owned by individuals or revocable trusts. Investment-property lines require a minimum credit score of 680 and verified personal income; the final line and state eligibility vary.
- HELOC on a property owned by an LLC — what are my options?
The HELOC available in this program is for individuals and revocable trusts, not LLCs or other entities. For an LLC-owned rental, ask the Silt desk about DSCR cash-out instead; you can still submit your property details through the HELOC referral form for that follow-up.
- HELOC vs DSCR cash-out refinance for a landlord
A HELOC in this program adds a second lien while a DSCR cash-out refinance replaces the existing mortgage with a larger rental loan. Ownership and qualification matter: this HELOC accepts individuals and revocable trusts and verifies personal income, while the Silt desk reviews the DSCR alternative on the rental property.
- Using a HELOC to fund a BRRRR
A HELOC can supply equity-backed cash for a buy, rehab, rent, refinance, repeat plan, but the debt remains secured by the property you borrowed against. In this program, the line is fully drawn at closing, so plan the use, carrying costs and a refinance shortfall before proceeding.
- HELOC for the down payment on a rental property
Equity drawn from one property can be used toward another rental’s down payment, subject to the purchase lender’s source-of-funds requirements. A line in this program funds in full at closing, and its payment must be budgeted alongside the new rental loan and reserves.
- How much HELOC can I get on my rental?
Potential room for a HELOC is an assumed combined-LTV allowance times property value, minus existing liens; it is not simply all your equity. Line amounts range from $15,000–$750,000, but actual combined LTV, available line, credit and state eligibility vary, so 85% below is illustrative rather than a confirmed cap.
- HELOC with no appraisal — how automated valuation works
For eligible lines under $400,000, automated valuation is used without an in-person appraisal. That does not mean no valuation or guaranteed acceptance: the lender must establish an acceptable value, and lines above $400,000 require an appraisal under its published disclosures.
- How fast does a HELOC fund?
Funding is available in as few as five business days for eligible lines under $400,000 using remote online notary. Appraisal, identity and income verification, title, local recording and waiting-period requirements can extend that timeline, so do not promise a purchase closing against the best case.
