How fast can a HELOC fund?

A HELOC may fund in as few as five business days. That timeline assumes a line under $400,000, so an automated valuation replaces an appraisal; a county that accepts electronically recorded documents, so you can close with a remote online notary; and no state-mandated waiting period. Lines above $400,000, in-person closings and primary-residence rescission periods add time, so a realistic plan for an investment line is one to three weeks.

What makes five business days possible?

Three things replace the slowest parts of a traditional home-equity loan. The property is valued by an automated valuation model using recent sales, public records and price trends, so there is no appraiser to schedule. Income is verified by connecting your accounts rather than by mailing documents. And the closing is a remote online notary session over video, which takes minutes and can be recorded electronically in counties that permit it. The application itself takes about five minutes, and a soft-pull offer comes back immediately.

What slows it down?

The published best-case timing applies to eligible lines under $400,000 with remote online notary. Larger lines require an appraisal; income and identity verification, title, local recording and waiting-period requirements can extend timing.

Does a primary residence take longer than a rental?

Often, by a few days. A line secured by your principal dwelling is consumer credit, and federal law generally gives you a right to rescind — three business days after closing during which the lender cannot fund. Investment-property lines used for business purposes are not normally subject to that rescission period. The trade-off goes the other way on eligibility: investment property carries a higher credit floor for this program, and some files will be offered a smaller line.

What is the step-by-step timeline?

Start by submitting the property, equity and contact details. The lender then completes credit, personal-income, identity, valuation and closing review. Eligible lines under $400,000 using remote online notary may fund in as few as five business days; appraisal, recording and waiting-period requirements can extend that timeline.

Should I schedule a purchase around it?

Not around the best case. If the HELOC is funding a down payment or a cash purchase, draw it before you sign the contract or give yourself a long enough closing date to absorb an appraisal or a manual notary. Cash already in your account is what makes a non-contingent offer credible. Silt's own DSCR loans are a separate timeline: written term sheets within 24 hours of the underwriter call, and typically 21–30 days from a signed term sheet to close.

How can I make my file one of the fast ones?

Have property and existing-mortgage details, proof of ownership, identification and personal-income documentation ready. The lender decides acceptable verification and valuation; eligible lines under $400,000 may use automated valuation. Confirm local notarization, recording and any waiting periods before relying on a funding date.

Worked example — two investors, two timelines

Investor A: $180,000 line, e-recording countyFunding ~5–7 business days
ValuationAutomated (under $400,000)
ClosingRemote online notary
Investor B: $480,000 line, manual-notary countyFunding ~2–3 weeks
ValuationAppraisal (over $400,000)
ClosingIn-person notary

ILLUSTRATIVE timelines built from the program’s conditions; actual funding time is the lender's and depends on the file.

FREQUENT QUESTIONS

Is five-day funding guaranteed?
No. It is the best case under specific conditions: a line under $400,000, a remote online notary and no waiting period.
Why does $400,000 matter?
Above $400,000 an appraisal is required instead of an automated valuation, which adds time.
Can I close on my phone?
Where the county permits electronic recording, the remote online notary session runs over video.
Can I apply before choosing a purchase?
Yes. Confirm eligibility and funding timing before relying on the proceeds.
