How much HELOC can I get on my rental?
Potential room for a HELOC is an assumed combined-LTV allowance times property value, minus existing liens; it is not simply all your equity. Line amounts range from $15,000–$750,000, but actual combined LTV, available line, credit and state eligibility vary, so 85% below is illustrative rather than a confirmed cap.
THE NUMBERS
| Line amount | $15,000 – $750,000 (program’s range; your maximum depends on value, liens, credit and verified income) |
|---|---|
| Valuation | Automated valuation for eligible lines under $400,000 · appraisal above $400,000; confirm the exact threshold with the lender |
| Rate type | Fixed; variable where this program offers it (not in every state) |
| Terms | 5, 10, 15 or 30 years |
| Draw structure | 100% drawn at origination · repaid principal can be redrawn for 2–5 years, each redraw priced on its own date |
| Funding time | As few as 5 business days, on eligible lines, with remote online notary on lines under $400,000 |
| Origination fee | 0% – 4.99% of the initial draw, on eligible lines |
| Property use | Primary residence, second home and investment property; the lender confirms property-type eligibility |
| Combined LTV | Varies; 85% used only for illustrative equity arithmetic |
| Credit | Soft pull to see an offer · minimum generally 640, 680 on investment property |
| Ownership | Owners on title individually, jointly or in a revocable trust — not an LLC |
| Availability | Varies by state |

Why do existing liens matter?
Combined LTV includes the first mortgage and the new line. Other liens reduce available room too, and fees can reduce the amount of cash received even when the approved line stays the same.
Can the lender offer less?
Yes. Verified value, personal income, credit, property and state eligibility determine the actual offer. Do not treat the calculator as approval or a commitment to lend.
Worked example — illustrative, not an offer
| Estimated rental value | $600,000 |
|---|---|
| Illustrative CLTV | 85% |
| Combined-lien allowance | $510,000 |
| Less first mortgage | −$300,000 |
| Potential line before other liens and fees | $210,000 |
Arithmetic only, not a closing or a loan quote. Actual value, combined LTV, fees and eligibility are determined by the lender.
WHAT YOU'LL NEED

FREQUENT QUESTIONS
- Is 85% the program’s cap?
- No. It is an illustrative assumption; actual caps vary.
- What is the published range?
- The program lists $15,000–$750,000, with the actual maximum determined by the file.
- What if I owe more than the allowance?
- The illustrative calculation has no positive line room; final eligibility is the lender’s decision.
- Does value trigger the appraisal threshold?
- The line amount, not the property value alone, determines the published above-$400,000 appraisal threshold.
