HELOC on a property owned by an LLC — what are my options?

The HELOC available in this program is for individuals and revocable trusts, not LLCs or other entities. For an LLC-owned rental, ask the Silt desk about DSCR cash-out instead; you can still submit your property details through the HELOC referral form for that follow-up.

PROGRAM FACTS AS OF OCTOBER 2026 — not a quote, an offer or a commitment to lend. Rates, terms and eligibility are set by the lender and change.

Should I transfer the property out of the LLC?

Do not transfer title just to chase a line without legal and lender advice. Ownership is part of eligibility, and moving title can affect existing loan terms and insurance; a DSCR route may preserve entity ownership.

What should I send the desk?

Send the rental address, estimated value, current liens, desired proceeds and ownership. These are starting facts for a review, not an offer; the desk evaluates the rental refinance separately.

Worked example — illustrative, not an offer

Estimated property value$600,000
Current mortgage$300,000
Equity (value minus mortgage)$300,000
Desired cash-out$100,000
Replacement balance before costs$400,000
Illustrative balance ÷ value66.7%

Arithmetic only, not a closing or a loan quote. Actual value, combined LTV, fees and eligibility are determined by the lender.

WHAT YOU'LL NEED

  • Property and mortgage details — address, estimated value and all existing liens.
  • Ownership and personal income — the lender verifies eligible ownership and personal income.
  • Use and repayment plan — include funds needed, timing and reserves.

FREQUENT QUESTIONS

Will the lender lend to my LLC?
No. The approved ownership types are individuals and revocable trusts.
Will the form discard my request?
No. Choose LLC or other entity and continue for a DSCR cash-out follow-up.
Is DSCR a second lien?
A cash-out refinance replaces the existing mortgage; it is not the same structure as a HELOC.
Is a title transfer required?
Not to ask about the entity-owned rental route; discuss any proposed transfer with your attorney and existing lender.
