Using a HELOC to fund a BRRRR
A HELOC can supply equity-backed cash for a buy, rehab, rent, refinance, repeat plan, but the debt remains secured by the property you borrowed against. In this program, the line is fully drawn at closing, so plan the use, carrying costs and a refinance shortfall before proceeding.

What is the main exit risk?
A later refinance is not guaranteed at the value or timing in your plan. Budget a downside case in which proceeds do not repay the entire line, and keep income and reserves sufficient to carry the remaining debt.
Can I reuse repaid principal?
The line permits redraws of repaid principal during its two-to-five-year draw window depending on terms. Each redraw is priced on its own date; reuse is not access to the original pricing forever.
Worked example — illustrative, not an offer

| Hypothetical net refinance proceeds | $200,000 |
| Line balance left to repay | $20,000 |
Arithmetic only, not a closing or a loan quote. Actual value, combined LTV, fees and eligibility are determined by the lender.
