Can you use a HELOC to buy a rental property?

Yes. Equity drawn from a property you already own can fund the down payment on a rental, or the whole price on a cash purchase that you later refinance. In this program, the full line is funded at closing, so the cash is in your account before you make the offer. The plan only works if it names the exit: either the new rental's rent carries both its own mortgage and the HELOC payment, or a DSCR cash-out refinance on the new property repays the line once it is seasoned.

Down payment or all-cash purchase — which works better?

Both are common. As a down payment, the HELOC supplies the 20–25% equity a DSCR purchase loan needs, and the new rental carries a first mortgage of its own; you now have two payments tied to the deal — the purchase loan and the line — so the rent has to cover the new mortgage and contribute to the HELOC. As an all-cash purchase, the line buys the property outright, often at a discount because a cash offer with no financing contingency closes fast; you then refinance the new property with a DSCR cash-out and use the proceeds to pay the line down. The second route recycles the same equity repeatedly, which is the BRRRR model, but it depends on the refinance arriving on time and at the value you planned.

How do I sequence a HELOC into a BRRRR?

Buy with the line, renovate, rent, refinance, repeat. The order matters. Draw the HELOC before you go under contract so your proof of funds is cash, not a pending application. Close the purchase in cash and keep receipts for every improvement. Lease the property at market rent. Then apply for a DSCR cash-out refinance: Silt sizes a cash-out on documented cost basis inside six months on title and on appraised value from twelve months, up to 75% LTV, qualified on the rent. Use the proceeds to repay the line, and the redraw feature lets you draw repaid principal again for the next property during the draw period — at the rate prevailing on that day.

What payment maths should I run first?

Three numbers. First, the HELOC payment from day one: the full line is drawn at closing and amortises over the term you choose, so a drawn line has scheduled principal and interest payments from the first statement, whether or not the new rental has a tenant. Second, the months of carry: purchase, renovation, leasing and refinance seasoning together, multiplied by that payment plus taxes, insurance and utilities on the new property. Third, the refinance proceeds: 75% of a realistic appraised value, less closing costs, must be enough to repay the line. If it is not, the shortfall stays on your first property.

What goes wrong most often?

The refinance comes in short. Appraisals land below the after-repair value in the spreadsheet, rehab budgets run over, and seasoning takes longer than planned, so the line stays outstanding and the HELOC payment keeps coming. The second failure is using a line on a primary residence to fund speculative projects; if the deal stalls, your home secures the debt. The third is sizing the line to the maximum available rather than the project, then carrying interest on idle cash. A fully drawn line is a fixed-rate loan, not a free reserve.

Does the lender care how I use the money?

The application asks about the purpose, and on a primary residence the line is consumer credit with its own disclosures. Silt cares on the refinance side: a DSCR cash-out on the new rental is a business-purpose loan, and the underwriter will want the purchase settlement statement, the improvement receipts, the lease and a clear record of where the purchase money came from. Keep the HELOC funds in a separate account and pay the purchase from it, so the paper trail from line to deed is clean when you refinance.

Worked example — buy for $250,000 cash, refinance at $320,000

HELOC drawn on your existing property$260,000
Purchase + closing + light rehab$260,000
Appraised value after 12 months$320,000
DSCR cash-out at 75% LTV$240,000
Left on the line after payoff$20,000 + closing costs

ILLUSTRATIVE. Even a successful BRRRR can leave part of the line outstanding; plan for that balance before you buy. Silt's DSCR cash-out caps at 75% LTV and is qualified on the property's rent.

WHAT YOU'LL NEED

  • Purchase contract — and settlement statement for the new rental.
  • Improvement receipts — every invoice, for the cost-basis refinance.
  • Lease — at market rent before the DSCR refinance.
  • HELOC statement — showing the balance the refinance will repay.

FREQUENT QUESTIONS

Can I use a HELOC as a down payment on a DSCR loan?
Yes, with the source documented. The HELOC payment is a separate obligation the new rental's plan must cover.
How quickly can I have the cash?
Funding is available in as few as five business days on lines under $400,000 with an online notary. Plan for longer.
Can I reuse the line for the next deal?
During the draw period you can redraw repaid principal; each redraw is priced on the day you take it.
Can a DSCR refinance repay the line?
Yes, if the net refinance proceeds cover the outstanding balance. Plan for a possible shortfall.
