What is the maximum loan amount on a DSCR loan?
Silt's DSCR loans run from $200K to $10M on a single loan. Within that range the amount on a specific property is the lowest of three limits: 80% of value on a purchase or 75% on a cash-out refinance, the loan the rent can support at the 1.00 DSCR floor, and the program maximum. On most rentals the rent test binds first, because a larger loan means a larger payment and a lower ratio. A $1 million property at 80% leverage could borrow $800,000 on value, but if the rent only covers the payment on $650,000, the loan is $650,000. Investors with several properties can combine them on one blanket portfolio loan, sized across the pool, rather than taking separate notes. The program covers 1–10 unit residential properties; larger apartment buildings fall under commercial DSCR.
