What is the minimum credit score for a DSCR loan?
Silt's minimum credit score for a DSCR loan is a 660 FICO, on individual rentals and on portfolio loans alike. Credit is one of three things that set the price of a DSCR file, alongside leverage and the ratio itself. A 660 score qualifies, but higher scores move the file into better pricing tiers, and the leverage available at the bottom of the credit range can be lower than the program ceiling of 80% on a purchase. The score used is the borrower's or guarantor's, even when the loan closes in an LLC, because the guarantor signs for the entity. Because the loan is sized on rent rather than income, a strong score cannot rescue a property whose rent will not carry its payment; the property must still meet the 1.00 DSCR floor. If your score sits just under the minimum, the honest answer is to raise it before applying, not to look for a workaround.
