Can I get a DSCR loan with no income?
Yes — a DSCR loan qualifies on the property's rental income, not on your personal income, so there are no tax returns, W-2s or pay stubs in the file. The underwriter divides the property's monthly rent by its monthly housing payment: principal, interest, taxes, insurance and any HOA dues. At Silt the program floor is a DSCR of 1.00, meaning the rent covers the payment, and pricing improves at 1.05 and again at 1.25. You still need credit (a 660 minimum FICO), a down payment or equity, reserves the underwriter can verify, and a property that appraises with a supportable rent. What the lender does not ask is how much you earn at your job. That is why DSCR suits self-employed investors, retirees with assets, and anyone whose tax returns show heavy write-offs. Purchases go to 80% loan-to-value and cash-out refinances to 75%.
