How long is the term on a DSCR loan?

Silt's DSCR loans are 30-year loans, amortized over 360 months, with a fixed rate or an adjustable structure and an interest-only option on qualifying files. A 30-year amortization keeps the monthly payment as low as possible, which matters because the payment is the denominator in the DSCR calculation: a lower payment produces a higher ratio and a better pricing tier. Interest-only periods lower the payment further during the early years. Most DSCR loans carry a prepayment penalty that steps down over the first few years; choosing a shorter or no prepayment period is possible but changes the price. Investors who plan to sell or refinance within a few years should weigh that schedule before choosing a structure. For a short hold — renovating and reselling within a year or two — a 30-year rental loan is the wrong tool, and a bridge or fix and flip loan usually fits better.
