How much down payment do I need for a DSCR loan?
On a Silt DSCR purchase the most you can borrow is 80% of the property's value, so the minimum down payment is 20% plus closing costs and reserves. On a portfolio loan covering five or more properties the ceiling is 75% loan-to-value, which means 25% down across the pool. Those are program ceilings, not guarantees: credit, the DSCR itself and the property type can each reduce the leverage on a given file, and a ratio near the 1.00 floor often works better with a larger down payment because a smaller loan has a smaller payment. Putting more down also tends to improve pricing. The down payment can come from savings, the sale of another property or a cash-out refinance elsewhere, but it has to be documented. Gift funds and seller credits follow program rules and should be raised with the desk before you sign a contract.
