How much cash can I take out with a DSCR refinance?
A Silt DSCR cash-out refinance goes up to 75% of the property's appraised value, minus the existing mortgage, closing costs and any reserves the file requires. On a rental worth $400,000 with a $150,000 balance, 75% of value is $300,000, so gross proceeds would be about $150,000 before costs. The rent must still support the new, larger payment at the 1.00 DSCR floor, and that is often the tighter limit: more cash out means a bigger loan, a bigger payment and a lower ratio. Portfolio loans cap cash-out at 70% across the pool. Proceeds can fund the next purchase, renovations or reserves, and because the loan is business-purpose, there is no restriction on using the money for another investment. Seasoning rules decide whether the appraised value or your purchase price is used.
