HELOC on a rental property in Florida

Yes — a home equity line can be placed on an eligible Florida rental, but eligibility is set by the lender and varies by state, property and owner. Florida investors typically draw against a rental they own personally, budget the state's documentary stamp and intangible taxes into the cost, and hold the cash for the next purchase or a hurricane-season repair reserve.

HELOC on a rental property in Florida

What changes the decision in Florida

Homestead exemption covers the residence, not the rental
Florida's homestead property-tax exemption applies only to the owner's permanent residence. A rental does not receive it, so the rental's tax bill is usually the larger one per dollar of value — use the actual bill, not the one from your own house, when testing cash flow.
Assessment caps differ for rentals
A homestead's assessed value is capped under Save Our Homes; a non-homestead residential property is capped at a 10% annual increase in assessed value for non-school levies. Rental assessments can therefore climb faster, which matters when the line payment is carried by rent.
Two state taxes apply when the mortgage is recorded
Florida levies a documentary stamp tax on notes of $0.35 per $100 and a nonrecurring intangible tax of 2 mills on obligations secured by Florida real estate. On a fully drawn line these are real closing costs; the closing statement shows the exact amounts.
Creditor protection follows the homestead
Florida's constitutional protection of a homestead from forced sale is tied to the owner's residence. A rental securing a line has no such protection, so the property you pledge is the one at risk if the plan fails.

What Florida investors typically do

Most Florida landlords who ask about a line already own a single-family rental or condo outright or with a modest first mortgage, often bought years ago at a much lower basis. The question is usually whether to leave that first loan alone and add a second lien, or to refinance the whole property. Because insurance is the line item that has moved most for coastal owners, a sensible plan sizes the draw after the new premium is known, not before. Condominium owners should also confirm the association's reserve position, because a special assessment competes with the line payment for the same rent.

When a DSCR cash-out beats a HELOC in Florida

A DSCR cash-out usually wins in Florida when the rental is held in an LLC (this line requires individual or revocable-trust ownership), when there is no first mortgage worth protecting, or when you want the borrowing qualified on the rent rather than your personal income. It replaces the existing first lien, so compare the total payment and fees on one new loan against the old first plus a line. See HELOC vs DSCR cash-out for landlords or DSCR loans.

Worked example — a Florida rental, illustrative

Illustrative Florida rental value$400,000
First mortgage balance$220,000
Illustrative 85% combined-LTV allowance$340,000
Potential line before fees$120,000
Valuation pathAutomated valuation (under $400,000)
Origination fee range on that line$0 – $5,988
Florida doc stamps + intangible tax on the line (illustrative)$660

Illustrative arithmetic only, using a value typical of Florida investor markets: value × 85% − first mortgage. 85% is an assumption, not a confirmed cap; actual value, combined LTV, fees and eligibility are set by the lender. Documentary stamp tax ($0.35 per $100) plus 2-mill intangible tax, computed on the illustrative line.

WHAT YOU'LL NEED

  • Property and mortgage details — address, estimated value and every existing lien.
  • Ownership and personal income — individual or revocable-trust ownership and verified personal income.
  • Insurance — hazard on every property; flood in FEMA zones A and V.

FREQUENT QUESTIONS

Can I put a line on a Florida condo I rent out?
Possibly; the lender confirms property-type eligibility, and the association's condition can affect it. Ask before you rely on the proceeds.
Does the homestead exemption help my rental?
No. Florida's homestead exemption applies to your permanent residence only.
Are Florida's recording taxes included in the line?
They are closing costs of the mortgage; your closing statement shows how they are paid.
Is flood insurance required?
Hazard insurance is required on all properties and flood insurance in FEMA zones A and V.
