How long is a fix and flip loan term?
Silt's fix and flip loans are interest-only for 12 to 24 months, matched to the renovation schedule and the time needed to sell or refinance. Interest-only payments keep carrying costs low while the property is not producing income; principal is repaid in one payment when the property sells or is refinanced. The term should cover the full plan: permits, construction, listing and closing, with a margin for delays. Investors usually choose the shorter end for a cosmetic renovation and the longer end for heavier rehabs, multi-unit work or projects that need new permits. If the plan is to keep the property as a rental, the exit is a DSCR refinance once the work is done and a tenant is in place, sized at up to 75% of the new appraised value on a cash-out. Building that exit into the plan from day one makes the short-term loan easier to approve.
