Can I use a fix and flip loan on a multifamily property?
Yes — Silt's fix and flip program covers renovation projects from 1 to 40 units, so a duplex, a small apartment building or a mid-size multifamily value-add all fit the same program. The terms do not change with the unit count: up to 90% of total cost and 70% of after-repair value, loans from $200K to $8M, interest-only for 12–24 months, and up to 100% of the rehab budget funded in 48-hour draws. Larger buildings need more supporting documents: a detailed scope across units and common areas, contractor bids, a schedule that shows units coming back online, and an after-repair valuation that reflects the finished rent roll. The exit for a larger property is often a sale or a refinance into longer-term financing rather than a single DSCR rental loan. This program is for renovation; building new units from the ground up is a separate construction program.
