Can I use a bridge loan to buy an investment property before selling another?
Yes — a bridge loan is short-term financing that lets an investor close on a new property before the sale or refinance of another one provides the cash. Silt's bridge program lends up to 75% of value on acquisitions and repositioning, or up to 85% of cost where work is involved, on loans up to $10M, interest-only for a short term. The loan is repaid from the exit: the sale of the existing property, a refinance into a long-term DSCR loan once the new property is stabilized, or both. Underwriters focus on that exit, so a listed property with a realistic price, or a rental that will qualify for DSCR, makes the strongest file. Bridge loans cost more than long-term debt, which is why they suit a defined window rather than an open-ended hold. These are business-purpose loans on investment property; they do not finance a primary residence purchase before selling your home.
