How much can I borrow on a bridge loan?
Silt's bridge loans go up to 75% of the property's value, or up to 85% of total cost where the plan involves improvements, with loans up to $10M. Which test applies depends on the deal. A straightforward acquisition is sized on value: a $1 million property at 75% supports a $750,000 bridge loan, and the investor brings the rest plus closing costs. A repositioning project, where money goes into the building, is also tested against cost. Payments are interest-only, so the monthly cost is simply the loan amount times the rate divided by twelve. The final amount also reflects the exit — how the loan will be repaid — and the borrower's experience and credit. A sale with a realistic price or a refinance into a long-term DSCR loan are the usual exits, and the term sheet is sized so that exit works.
