How much will a lender finance on a ground-up construction loan?

Silt finances up to 90% of total project cost and up to 70% of the as-complete value on ground-up construction, with the loan set at whichever limit is lower. Total cost is land plus hard and soft construction costs; as-complete value is what the appraiser supports for the finished home against the plans and comparable sales. Loans run from $200K to $10M on single-family and 2–4 unit residential projects nationwide, interest-only for 12–24 months. The equity you bring is the gap between total cost and the loan. Land you already own can count toward that contribution, assessed on the documented basis and supported value rather than an asking price. A licensed general contractor, an executed GC agreement, plans, permits and an itemized budget are all needed before closing. Luxury and spec builds use the same terms, not a separate leverage tier.
